Clarify & Verify

Clarify is not a cooking process (OK, it is, but it’s not what we’re talking about), it’s verifying clarity, making things clear. How important is clarity? I am convinced it’s the gluten, the binder, the catalyst that makes things work. Verify, make sure your information is correct. Trusted sources. Don’t believe everything you hear! Just because you heard someone say something, is it real? Is it true? What if that person was a professor? A doctor? Are you more likely to “believe?” That’s one of the reasons I provide links to this BLOG, so you can verify what I “say” is correct, or so you can clarify by digging in deeper for more information on a specific topic.

2. Going to a showing: why in the world would the seller want to be there at a showing?

Is Mortgage Interest Deduction that big a deal? Here’s a surprise: only 26% of Americans took the mortgage interest deduction in 2010.

Here’s good news: Fed plans to keep interest rates low.

The good news: what do you do with houses nobody wants? BOA donates 2000 homes to Habitat for Humanity. The bad news: they’re low value and distressed. Nonetheless, the Habitat people will turn them into affordable housing for the masses!

The lates MORTGAGE RATES: 30 Year fixed at 3.39% and 5/1 ARMS at 2.76%. Expect investor (non-owner occ) rates to run about ½ point higher on non-owner occ loans. (these are reported average rates as of yesterday, Thursday)


We’re about midway through December, it’s starting to get cold. I suspect we’ll have the zero and sub-zero weather before the end of the month. Brrrrr. We’re getting a few more properties now. It’s just the time of the month or the time of the season! It’s still a great time to buy that fixer upper and begin your rehab. Don’t doddle or dally. Do it.

My student, Bob Johnson, just got his East Denver house under contract the first day it was listed. Essentially, it was pre-sold. That’s the way to do it! Congratulations, Bob on his first rehab. See, our market can work and work well!
